Need Hard Money

Are you interested in vacant land ? I have 50-60 choice
parcels in Florida. I have a direct mail program that targets people with
vacant land to sell. I generate roughly 6-10 deals per month. I am looking
for investors with seed money to finance land deals. I never pay more than
60% of ASSESSED value. I do all the direct mail myself. I contact
interested parties myself and thoroughly research each parcel myself . Every
parcel we buy is Buildable, has Road Access (not landlocked), and not in a
flood zone, and it can be sold for at least a 150 % profit . Example : 5
acre parcel assessed at $40,000 Purchase price : $25,000 Resale price
: $65,000.
I run into 6-10 deals exactly like this every month. Unfortunately, my
credit has been badly damaged because of a divorce. I need hard money to
make these deals fly. I generate the leads and investigate and purchase the
property and I need someone to seed the deals. If you are interested please

interested would be appreciated. Keep in mind my credit and cash is poor.
But I have a good system that works and I am a hard worker and an excellent
salesperson. Like I said I have deals waiting right now that need to be
