investing in Winnipeg, Manitiba Canada? Cheap!!

I have a 2 bedroom house for sale on Burrows.
For reference, check MLS.ca listing number 2617849, a remax listing
on Burrows asking $38,700 for a 2 bedroom 625 sq feet on a 25 x 91 ft lot.
Mine is not only on a bigger lot( not sure about 45 or 50?),
it is totally sided, has a nice garage and back yard.
I do not live in Winnipeg and at this time I do not know the condition
inside, but understand it is well maintained. Just put in a new furnace
costing over $3000.
Only have pic of outside and guarantee you it looks much nicer
then above MLS on pic.
present tenant has lease but is easygoing;
Open to reasonable offers.
Prices will jump again in spring, but I have other interests needing money soon.
